This Visit Britain four star graded barn conversion is situated in a unique setting within the grounds of a listed 18^th Century Millers cottage, located on the edge of the popular village of Fontmell Magna, which has a village shop/Post Office and a welcoming village pub. The Saxon hilltop town of Shaftesbury with its famous Gold Hill is only a short drive away and makes Brooklands Barn a good base to explore the stunning scenery of the Blackmore Vale, Cranborne Chase and our spectacular world heritage coast located in west Dorset.

Brooklands Barn is a detached barn conversion, converted to a very high standard in 2007, the accommodation is all on the ground floor and comprises: spacious open plan kitchen/ living and dining area, family bathroom with shower over bath, 1 double bedroom with en-suite shower room and 1 twin bedroom. Outside there is a patio area with table and chairs and a private garden with summer house. There is ample parking for several cars.

Interior description:

Ground floor:

Spacious open plan kitchen/living and dining room. The kitchen/dining room is fully integrated and is equipped with dishwasher, washer/dryer, fridge/freezer, electric double oven with ceramic hob and microwave, dining table with 6 chairs. There are floor to ceiling glass screens opening out onto the patio which can be accessed from the dining and sitting room

The sitting room: Furnished to a high standard, fireplace with oak surround and electric fire (wood burner effect). Wide screen TV/DVD with Freeview, stereo, oak plank flooring throughout ground floor area, (except bedrooms), glass screens opening out onto patio.

Hallway leading to family bathroom and bedrooms:

Family bathroom with built in units, washbasin, toilet and double ended bath with shower over.

Bedroom 1 - spacious double with en-suite shower room, built in wardrobe, dressing table and TV.

Bedroom 2 - twin bedroom with built in wardrobe, dressing table and TV.

Exterior description:

Patio area to front with table and chairs, there is a sheltered private garden to the side with summerhouse. The garden leads down to the Fontmell Brook, please take care, young children must be supervised!

There is ample parking to the front for several cars.

Oil fired central heating is included. Changeover day is Saturday. Rent includes electricity/gas, linen and towels. Sorry no smoking and pets are not permitted. Cot and highchair are available on request. Groceries etc from the village shop can be delivered on request.

Cottages are cleaned between each let and inspected regularly. Please help us maintain high standards by leaving the property clean and tidy.
Booking information: This property is available to rent by the week with change-over on Saturday. Short breaks are available by arrangement. Change-over days vary for short breaks. First payment is 20% of total rent. Final payment is due four weeks prior to holiday. Full payment is required if booking is made within four weeks of holiday.
Cancellation: For whatever reason, must be made in writing by the person making the booking form. Upon its receipt we will make a refund less the non-refundable deposit or equivalent for bookings made within 4 weeks of arrival. Should the accommodation not be re-let then the cost is non-refundable and it is strongly recommended that, in your own interests, adequate and appropriate insurance cover is arranged.
