Spacious open plan kitchen/living and dining room.

The kitchen/dining room is Fully integrated and is equipped with dishwasher, washer/dryer, fridge/freezer, electric double oven with ceramic hob and microwave.
Solid wood and granite worktops

The cookware, crockery, cutlery and glassware provided for guests use is all of a very good quality.

The dining area has a dining table with 6 chairs. There are floor to ceiling glass screens opening out onto the patio area, which can be accessed from the dining and sitting area.

The sitting room:  Furnished to a high standard, comfortable leather sofas with plenty of soft cushions, fireplace with oak surround and electric fire, (woodburner effect), oak plank flooring throughout ground floor area, (except bedrooms which are carpeted). 27” Flat Screen TV/DVD with Freeview, stereo/CD player and a selection of Books, DVDs/CDs, newspapers, magazines, board games and toys are also provided.  Free Wifi Access.

Hallway leading to family bathroom and bedrooms:

Family bathroom - With built in units, washbasin with mirror and shaver light, toilet and double ended bath with independent shower over, linen basket. Complimentary toiletries.

Bedroom 1 - Spacious Double with en-suite shower room, built in wardrobe, bed side cabinets and lights, dressing table with swivel mirror and light, full length mirror on wall, easy chair with cushions, linen basket, hairdryer and TV with Sky freeview. Access outside through full height glazed screen.

En-suite shower room with wc, basin with cupboard underneath, mirror with shaver light and extra wide shower cubicle with thermostatically controlled shower.

Complimentary toiletries.

Bedroom 2 - Light and airy Twin Bedroom with built in wardrobe, bedside cabinet and light, dressing table with swivel mirror and light, TV and a chair. Access outside through full height glazed screen. Easy and very close access to family bathroom.

Exterior description:

There is a Patio area to the front of the property with table and chairs, barbecue, and a secure area for young children. A further area of garden with a pergola and rose garden is also available for guests use and access into the paddock.

There is also a sheltered private garden to the side with Summer house with furniture and a selection of books. The garden leads down to the Fontmell Brook, which has a small, decked sitting out area but please take care, small children should be supervised and accompanied by an adult! There is ample parking for several cars to the front of the property.

Change-over day:     

Cottages are cleaned between each let and inspected regularly. Please help us maintain high standards by leaving the property clean and tidy.

For whatever reason, must be made in writing by the person making the booking form. Upon its receipt we will make a refund less the non-refundable deposit or equivalent for bookings made within 4 weeks of arrival. Should the accommodation not be re-let then the cost is non-refundable and it is strongly recommended that, in your own interests, adequate and appropriate insurance cover is arranged.
